Brand Development

  • Establish quality standards and philosophical guidelines for the Hotel operating company to identify unique and distinctive features and guiding principles for current and future hotel opportunities.  

  • Evaluate “competitor” and comparable hotels to discover new and innovative concepts that could be incorporated into hospitality management company projects.

  • Using past experience with the design, construction and operation of hotels and resorts, identify unique design solutions and functional and efficient operational fundamentals.

  • Coordinate hotel and residential components to ensure that there is compatibility and consistency between each product.

  • Perform strategic planning, short- and long-term capital assessment and asset management of existing properties and potential acquisitions.  

  • Assist in establishing a fundamental organizational structure for the hospitality management company to allow future growth and expansion.

Pre-Development

  • Evaluate and analyze new development and acquisition prospects. Review the physical characteristics of the prospective site or existing property, analyze the financial and economic considerations, entitlement issues, and other key opportunities and constraints that impact the success of the project.

  • Establish preliminary spatial Design Programs and Design Briefs to define project parameters.

  • Establish development budgets including soft, construction, FF&E and OSE costs. 

  • Establish preliminary timelines and schedules for the development process of hospitality, residential and recreational projects including acquisition, financing, entitlements, design, construction, pre-opening and operational handover.

  • Develop Differentiation Document identifying the roles and responsibilities of each development team member. 

  • Leverage industry contacts (development, design, construction, purchasing and operations) to provide appropriate and targeted design support and collaboration on projects. 

  • Identify and negotiate scope and service agreements with competent design and construction professional appropriate for the specific project.

Project Management

  • Manage the overall design process by directing and coordinating the design team including the architect, interior designer, landscape architect, food service and laundry consultant, technology systems, spa and fitness and other key and specialty consultants.

  • Evaluate and recommend various systems, materials and technologies to ensure cutting edge and cost-effective use of the latest state-of-the-art products and systems.

  • Manage the Design Program and Design Brief to ensure the design upholds the development objectives. 

  • Coordinate with the hospitality operations team to ensure that the interests of each discipline (sales, marketing, HR, finance, technology, food & beverage, recreation, operations) are represented and integrated into the project.

  • Manage the project FF&E, OSE and material purchasing agent(s) related to sourcing and buy out, procurement, logistics and installation necessary to fit out the project and meet the budget.

  • Manage the construction process by directing and coordinating the contractor, sub-contractors, vendors and material suppliers as needed to successfully complete the project. 

  • Provide periodic design and construction reviews, punching/snagging lists to identify discrepancies against design intent.
